La Belle Creole was a long-time dream of Claudius Philippe, the one-time general manager of the famous Waldorf Astoria New York City Hotel, and a man obsessed with a dream to build a luxury resort in Saint Martin. The 5-Star hotel opened in the late eighties with 162 keys in 22 separate buildings comprising 190,000 square feet. It closed in 1995 following Hurricane Luis and never reopened. Although local lore relishes in stories that the property is haunted, the recently completed Archeological Survey is clear, without a trace of human relics or bones. A buried Coca Cola can was the exploring teams primary discovery.

PPRN 2021

  • The PPRN 2021 Natural Risk Prevention Plan was published November 3, 2021. It validates a plan that highlights the island’s areas prone to flooding at different degrees of risk caused by hurricane storm surges or other natural disasters. The plan provides a more protective development framework for the French island territory and population in the face of storm risk. The extreme oceanfront and lowland sections of all island properties are now categorized as non-developable.

  • The approved PPRN 2021 map for this property permits new construction on the footprint of the old hotel. New Building Regulations require hurricane resistant construction. Sleeping rooms cannot be built on the ground level of 2 and 3 level beachfront buildings. It is suggested that Architects and Engineers design for a Category 4 or 5 storm and 200 mph winds. Casualty Insurance is available through the French Government.

  • Local Building Regulations permit the construction of recreational use facilities, swimming pools and lounging areas, restaurants and beach bars, tennis and beach volleyball courts, rock climbing walls, beach activity centers, gazebos and overhead covered terraces, in the PPRN Coastal Red Zone.
